The valuation that could not defend itself

Reconstructing where each comparable had come from took the chief appraiser most of a week, after one of the firm's commercial valuations was challenged in court. The models were excellent; the evidence trail was folklore.

We built an Excel tool that changes how comps enter a valuation. Appraisers pull comparables from the firm's subscribed data services into the model through a task pane, and each accepted comp is stored with its source, retrieval date, and any manual adjustment noted alongside. The model output gained an evidence appendix that assembles itself. The next challenged valuation was defended with an afternoon of preparation, which is the outcome the partners quote, though day to day the appraisers talk about something else: pulling comps without leaving the workbook shaved the boring hour off every job.
